The Napa is a 2-bedroom/2-bath home design. This model offers privacy to both suites by separating the two bedrooms with the great room in between. Both suites offer walk-in closets as well as extra storage space. When in the kitchen there is a bar ledge that opens up the kitchen into the great room. This keeps the rooms connected giving a more spacious and open feeling. The double sliding glass doors in the great room open up onto the lanai creating a great entertaining atmosphere.

The Sophia is a 2-story model with a 3-bedroom/2.5-bath layout. With this model all of the bedrooms are located upstairs, giving them privacy from the entertaining part of the home. Our monthly Hold ‘Em games are back for the fall! They are held the first Thursday of every month. Everyone with prior poker experience is invited. The buy-in is $25. Good Luck to all.!
Water Aerobics Every Saturday 9am
Water aerobics are great exercises for all! Everyone invited! You don’t have to go every week or have done water aerobics before. The classes are for every skill level. The class lasts approx. 1 hour. Classes are $6 for drop ins or $40 for an 8 class punch card.

It is a 3 member board and currently all memebers are from the developer.
What committees contribute to the governing board?
Clubhouse rules committee contributes to the governing board.
Who operates the golf course?
The golf course is a part of ChampionsGate and is not maintained by the BellaTrae association. Memberships are available through ChampionsGate.
Does the HOA survey residents to find out about new interests?
Yes, residents are surveyed annually to discover what programs and events will interest them for the upcoming year.
Are all the community activities included in the fees?
No, activities offered are a mixture of non-fee and fee-based programming. Residents are encouraged to be a part of all types of events and activities planned by the Lifestyle director and social clubs and groups.
Does the HOA have a reserve fund?
Yes. Reserve funds are maintained for future repair and replacement of assets that the HOA has long-term responsibility for, and are essential to a successful community. Reserves do not fund everyday expenses or more routine needs; the operating fund serves that.
How often are HOA fees increased?
Adjustments up or down tend to be made once a year after the new proposed budget is approved based on anticipated yearly expenses.
Does the HOA maintain all the amenities?
Yes, the HOA maintains all the amenities including but not limited to the clubhouse, fitness center, pool, entry gates, main boulevard, tennis court, irrigation to common areas, bulk cable agreement, lifestyle/activated director and staff.
Does the HOA have a community newsletter or intranet site for residents?
Yes, the community newsletter is distributed monthly. The HOA maintains a website for residents at www.ourbellatrae.net allowing access to news, information on lifestyle events and activates, and a resident directory right at your fingertips.
Is there a process in place to get a new club chartered?
Yes, the Lifestyle Director will be there to assist you and connect you with people with similar interests.
